4 plex Sales In Greater Phoenix

Fourplex ( 4plex ) sales data for Greater Phoenix.  Why only 4 plexes.  Well, there is no reason except that this is what I had time to do in order to publish it.  I do have data for other types and unit sizes. Let me know and I’ll be able to supply it to intersted parties. 

Below is a selecton of all fourplexes that sold in Greater Phoenix in May 2008.  Please not someone mislabeled the two top properties.  So a total of 7 fourplexes sold in May.  Please also note the list price to sales price ratio; its nearly 100%.  This is becaue there is value out there and many investor see it.  Keep in mind that multifamily construction is not keeping up with demand for now.  By 2032 there will be another 4.2 million more people in AZ, up to 11 million total.  They will have to live somewhere and many of them will rent.
