APOD (Annual Property Operating Data)


This is an operating statement for an income producing property. This can be a house, land lease, multifamily or any other real estate.  The APOD conforms to standard real estate practice; it does not conform to accounting practice when calculating Net Operating Income (NOI).   The APOD is a way to combine the basic income and expenses of a property including debt, but not including depreciation or capital expenses.  From the information on this form you can continue to generate a cash flow worksheet. 

You would use the APOD as a starting point for gathering income/expense information from what ever sources you received it.  The results are always as good as the information that is put into it.  The more accurate the information the better will be that analysis that follows
