Why “rent-to-riches” Because, it has many meaning. You build wealthy in multifamily by renting the property out to clients so the rent you collect can make you rich, and what makes one rich means something different to each one of us, it could be millions of dollars that make you rich or it could be owning a couple of fourplexes free and clean that provide you a steady growing cash flow – passive income.
The other side of rent-to-riches is that I know quite a few people who came from renting from someone else to renting to others. In other words there are plenty of ways to pursue wealth through owning property.

Please consider our services carefully. We have made precise decision to focus on a very specific facet of multifamily investments.
What we concentrate on and where the bulk of our experiece lies is in small to medium sized multifamily investments. This would include: 2-4 unit residential properties and most properties up to about 50 units.
If your interest is in institutional size properties, 100+ units then there are other brokers who specialize in those. Many times properties that size are only advertised withing a small circle, to which I have chosen, at this time, not to participate in, so I would be doing a disservice to you by taking on a project beyond the scope of our focus.
What we offer:
Experience: We have well over a decade of experience in not only brokering sales of multifamily properties, but also being investors.
In fact, we started off as investors. First with several fourplexes then growing to larger properties. We have engaged in many facets of this sector: lease options, fix and flip, hold, owner carry, land contracts, re-positioning and on.
To be straight foreword we have had failures and successes. I believe that’s where we may be of best help. Since our knowledge and wisdom has been earned from our own skin in the game we can be of great help determining the opportunities and possible pitfalls in every part of the process: investing, managing, expanding, etc.
The tools: We can help you put the realistic numbers together using advanced tools. We can help fill in the missing numbers from doing the research and using historic expense data.
You don’t always get the accurate if any data from sellers. Proforma is a dream and REO listings have no data, plus the market may be changing. Some sellers have high rents, but you need to know if they are at market, below market or above market.
We had great success in purchasing mis-managed properties, prepping them, raising rents and selling them in a IRC 1031 exchange to move up. That’s fine is certain market cycles, but not in a declining market.
There are several ways to utilize our knowledge and services.
1. Consultation. We are available for a consultation, via meeting, e-mail or phone. Our fee is $360 per hour at 15 minute increments.
2. Brokerage. We can help you both purchase and sell investment properties.
Purchase. In the purchase process we put much work into finding, analyzing, getting the data putting everything together. Because this sector is so fickle there is much more work, more expertise and leg work that is needed to help you make a wise decision based on solid information.
We will provide you with decidedly good service. Although I love to talk about real estate, advise and consult we do this full time to make a living. Our goal is very common: to… in order for us to do this we do require a buyer broker agreement. Once we have established that we will want to work together then the full brunts of our services will be provided. A copy of the buyer broker is available for review in the buyer’s package, just contact us for one.
Sales. You found us for a reason. We have good marketing. We can get your property out there, so potential investors know about it.
This involves a acute presentation, lots of detailed work and a professional presentation as well as exposure in places where potential buyers look. Contact us for a marketing package. Of course, marketing is one thing. Management of the sales process is another. From the marketing to closing our goal is to make the process beneficial and as smooth as possible for all parties involved.
